This new residence for a small co-mingled family seeks to maximize indoor / outdoor connections through both conventional and unconventional design elements.
A one-story structure hugs the north property line and contains the main living spaces as well as a bedroom / guest suite that can be isolated from the main living area. All spaces open to the south onto the open yard providing a fluid use of space and extending the living area to take full advantage of the southern exposure and temperate climate.
A second story oriented perpendicular to the first cantilevers south over the yard providing covered outdoor space and acts as an extension of the Kitchen and Dining areas. This second floor contains 2 bedrooms as well as a large deck area to the west. A smaller though still generous roof deck is an additional level up.
The relatively narrow and open plan provides for ample cross ventilation and extensive southern solar exposure. The street front massing of the project carefully balances open views with privacy. The design utilizes suburban vernacular typologies combined with elements of Southern California modernism to both ground the home in its neighborhood and take advantage of its site orientation
A two-story 760 sf ADU sits at the west end of the site and is contiguous with a 300 sf multifunctional Storage/Office/Workshop area, both opening to the yard.
