      <image:caption>Mar Vista, CA Mar Vista House is located on Mar Vista Hill in the western part of Los Angeles. The existing one story 1,700 square foot mid-century modern house was completely remodeled and a 1,000 square foot second floor addition containing two bedrooms plus a master suite was added. A third level roof deck was also constructed to capture the stunning views spanning from the Getty Center through Century City, the Hollywood Hills, Downtown and Baldwin Hills to the south. The open plan ground level includes floor to ceiling walls of glass which open up to a covered patio “outdoor room”. This outdoor space incorporates overhead heaters and a translucent curtain which can enclose the covered outdoor space making it a flexible and highly functional year round extension of the house. The exterior is a volumetric composition of contrasting plaster and horizontal cement board siding. The strong eave lines evoke the original home and wrap down vertically clearly articulating the four primary volumes of the project.</image:caption>

      <image:caption>Hollywood Hills, CA This residence for a young woman in the fashion industry consists of a nearly completely new 2,400 square foot two story home on a steeply sloping site in the Hollywood Hills. Built on the existing one story home’s footprint, the new home’s second floor deck and upper roof deck provide uninterrupted 170 degree views south from the Santa Monica Bay to the Griffith Observatory. The rear yard consists exclusively of a 1,400 square foot multi-level deck incorporating trellised areas, an outdoor kitchen and a Japanese soaking tub on a raised plinth. A series of sliding exterior composite wood and steel screens help shade the extensive expanse of sliding glass doors on the west facade helping to protect the interiors from the intense late afternoon sunlight while still allowing the house to open up and integrate inside with outside.       <image:caption>Palos Verdes Estates, CA LEED Silver This residence is designed for a young family of four who currently reside in a small ranch style home on the existing property in this stylistically conservative bedroom community. Their wish is for a modern house that can better accommodate their growing family in a thoughtful and sustainable manner on a rolling 80' x 150' lot. The U shaped floorplan contains 3,000 SF (+500 SF Garage) of naturally ventilated interior living space including 4 bedrooms, 3 ½ bathrooms and a large open Living/Dining/Kitchen area with vaulted ceilings reaching 15' high. Taking advantage of the views north across the entire LA Basin, the Living Room's 27' of sliding glass doors open up to allow the interior and exterior space to seamlessly blend together. Operable windows are utilized in conjunction with the sliding glass doors to take maximum advantage of the continuous prevailing breezes thus eliminating the need for air conditioning. Additionally, an ingenious system of floor vents with integral thermostatically operated fans draws cool air from the partially subterranean lower level to assist with cooling requirements. An electrically operable 16' long ridge skylight placed at the peak of the roof over the stairwell helps to create a thermal chimney enhancing natural stack ventilation. Whole house radiant in-floor heating efficiently heats the residence during the cooler months. A 26' long light well along the subterranean south wall assures an abundance of natural daylight to the lower level spaces. A 4.6 kW solar array on the roof will provide power for the home and provisions are being made for an electric car charging station in the garage. Extensive additional sustainable strategies are being incorporated including low VOC finishes, vacancy sensing light switches, dual flush toilets, recycled content materials, cork flooring, formaldehyde free cabinetry, tankless water heaters, “cool roof” roofing shingles and thorough energy performance modeling which has resulted in the home exceeding California's rigorous Title 24 energy standards by 26.4%. The exterior is an exercise in modern craftsman restraint. The community's stringent design review board and extremely involved Planning Commission led to an approach of reductivist forms, elegant materials and refined detailing including narrow gauge vertical douglas fir siding, rectangular copper gutters, simply sloped roofs, and smooth plaster surfaces.       <image:caption>Hollywood, CA The history of modern residential design in LA evoked by Neutra, Schindler and Maston was the inspiration for this innovative home in the Hollywood Hills above Sunset Blvd. The unique site on an unusually level promontory allowed the design to exploit the stunning views from the inside out while at the same time preserving a sense of privacy from the outside in.       <image:caption>Mar Vista, CA Mar Vista House is located on Mar Vista Hill in the western part of Los Angeles. The existing one story 1,700 square foot mid-century modern house was completely remodeled and a 1,000 square foot second floor addition containing two bedrooms plus a master suite was added. A third level roof deck was also constructed to capture the stunning views spanning from the Getty Center through Century City, the Hollywood Hills, Downtown and Baldwin Hills to the south. The open plan ground level includes floor to ceiling walls of glass which open up to a covered patio “outdoor room”. This outdoor space incorporates overhead heaters and a translucent curtain which can enclose the covered outdoor space making it a flexible and highly functional year round extension of the house. The exterior is a volumetric composition of contrasting plaster and horizontal cement board siding. The strong eave lines evoke the original home and wrap down vertically clearly articulating the four primary volumes of the project.</image:caption>

These sophisticated units along a major north/south thoroughfare raise the bar for rental housing in this progressive city. The five story mass is broken down into three distinct yet related buildings situated around a generous central courtyard with well integrated outdoor spaces. The project includes seven penthouse units with private roof decks and stunning city and mountain views as well as nineteen mixed income units. The courtyard arrangement of the building provides a sense of community within the project and allows all units to experience natural light on at least two sides. Each unit incorporates large expanses of glass in the main living spaces providing light filled interiors and an innovative modern sensibility throughout. Every unit overlooks the shared courtyard with drought tolerant landscaping, community dining facilities, water features and raised planter areas with integral seating.       <image:caption>Ng-Munday Residence Rolling Hills, CA This interior renovation and addition to a 1950s era all masonry Spanish home consists of the addition of a guest bedroom/bathroom wing as well as the sustainable and modern reconstruction of the entire kitchen and dining room. The project started with the deconstruction and donation of all salvageable elements of the existing home demolition including flooring, kitchen cabinets, lighting, lumber, etc. The existing 18” thick masonry wall separating the kitchen and the south facing rear yard was removed and replaced with 24 linear feet of floor to ceiling sliding glass doors. All cabinetry is being constructed from sustainably managed forests and all substrates are formaldehyde free. New cork flooring is to be utilized throughout the renovation and all kitchen counters are made from Richlite which is derived from sustainably sourced and recycled paper. All applied finishes are non VOC emitting and extensive skylighting is used to eliminate the daytime use of electric lighting.       <image:caption>20th Street Residence Santa Monica, CA The 20th Street Residence exists in a dense urban environment at the rear of an R2 lot and backs up to a local Junior College. This home for a growing family with two teens was designed for both privacy (individual and community) and collective gathering. The open plan loft style ground level includes floor to ceiling roll up glass garage doors with acid etched concrete floors bordered by a sculptural staircase and spaces defined by the owner’s eclectic furnishings and artwork.  The building mass was pushed to the North portion of the narrow site maximizing the yard space to the South and creating an integrated indoor/outdoor living space protected by the long connecting balcony of the bedrooms. The exterior massing is a volumetric composition of plaster forms with vaulted ceilings and a linear balcony and canopy with dark wood slat siding used to unify the elements into a coherent whole. 2,800 SF 2019-2021</image:caption>

Simple geometries expressed in a palette of plaster, painted cement board and wood blend with the site and subtly evoke the formal programmatic volumes.       <image:caption>Los Angeles, CA Phenomenon is a creative think tank of consumer marketers and designers headquartered in Los Angeles but with global reach. They help businesses and cultural entities create and implement brand marketing, consumer strategies, advertising conceptualization, social networking agendas, and experience design. Phenomenon occupies two suites in a restored mid-century mid-rise in the bustling mid-Wilshire district. Their program called for flexible yet defined spaces which allow for continual creative collaboration but also provides areas of refuge and privacy to think and brainstorm individually. Thus, private offices and an enclosed conference room are balanced by a central space containing a custom designed seventeen foot long steel and walnut “creation table” which is utilized for everything from group design sessions to marketing meetings and formal presentations.       <image:caption>New York City Stardust is an innovative Santa Monica based motion design, animation, and visual effects company producing commercial, on-air, music video, and in-store presentations. For their New York satellite office in Soho they sought a design that was expressive of their cutting edge presence. The unique space is in an historic 2-story building that spans and entire city block between Broadway and Mercer Street. The design solution looked to exploit this attribute by creating a strong visual connection through the space. A floating glass screen creates spaces for shared offices along the north side of the space and is made up of varying widths of glass panels. The more private offices along the south side are skinned in varying widths of painted drywall, glass and wood. These details along with the subtle vertically banded paint pattern on the soffit above are abstract interpretations of the rhythm involved in the visual effects produced by Stardust. 4,870 SF 2006-2007</image:caption>

      <image:caption>Los Angeles, CA The Zanuck West renovation consists of a complete interior and exterior renovation of three floors of production office space in the west portion of the fifty year old Zanuck Theater on the 20th Century Fox lot in Los Angeles, CA. This 14,000 square foot project included the addition of an elevator, designing two floors of office space, and a basement level containing four editing bays and a 2,000 square foot, state of the art digital Color Timing Suite with a twenty two foot screen, projection room, and machine room. Exterior renovations included the addition of thirty four windows in the existing concrete structure, a new entry and entry canopy, new exterior stairs and ramps, and five new skylights in the existing bow-string truss roof. The seemingly random pattern of windows was carefully composed to work within existing structural constraints thus eliminating the need for costly opening reinforcement while still providing every perimeter office with access to daylight. The projecting steel window frames further define the new renovation and help differentiate it from the existing theater to the east. 14,000 SF, Renovation 2007-2008</image:caption>

They design and produce immersive and impactful live experience events for a roster of A-List entertainment and media clients as well as public agencies such as the City of Beverly Hills. AGENC recently purchased a 7,500 SF light industrial building in the rapidly gentrifying area west of downtown LA and adjacent to the Culver City arts district. architecture350 worked closely with the creative owners to craft a contemporary workspace which reflects AGENC’s media savvy ethos of creating casually professional immersive digital events designed to disrupt traditional event production experiences. The project started with the deconstruction and donation of all salvageable elements of the existing home demolition including flooring, kitchen cabinets, lighting, lumber, etc. The existing 18” thick masonry wall separating the kitchen and the south facing rear yard was removed and replaced with 24 linear feet of floor to ceiling sliding glass doors. All cabinetry is being constructed from sustainably managed forests and all substrates are formaldehyde free. New cork flooring is to be utilized throughout the renovation and all kitchen counters are made from Richlite which is derived from sustainably sourced and recycled paper. All applied finishes are non VOC emitting and extensive skylighting is used to eliminate the daytime use of electric lighting. Their wish is for a modern house that can better accommodate their growing family in a thoughtful and sustainable manner on a rolling 80' x 150' lot. The U shaped floorplan contains 3,000 SF (+500 SF Garage) of naturally ventilated interior living space including 4 bedrooms, 3 ½ bathrooms and a large open Living/Dining/Kitchen area with vaulted ceilings reaching 15' high. Taking advantage of the views north across the entire LA Basin, the Living Room's 27' of sliding glass doors open up to allow the interior and exterior space to seamlessly blend together. Operable windows are utilized in conjunction with the sliding glass doors to take maximum advantage of the continuous prevailing breezes thus eliminating the need for air conditioning.       <image:caption>Beverly Hills, CA The Hillstone Restaurant Group is a successful, family-run business with high-end restaurants including Houston's, Bandera, Café R+D and others across the country. For their first restaurant in Beverly Hills, they chose a location in an existing 1940's era structure on a centrally located, pedestrian-oriented street. Hillstone sought a refined, modern dining environment commensurate with both their long standing reputation and the demands of the surrounding clientele. The design of the street façade presents an understated composition of a black zinc clad planter box which extends up and overhead transforming into an entry canopy framing the sidewalk entrance. A custom black steel frame window system provides a secondary level of articulation to further address the pedestrian scale of the façade. The interior of the restaurant is defined by reclaimed wood ceiling beams along with a palette of rich, dark materials including walnut and cherry casework and chocolate stained wood block flooring all accented by the natural light filtering through the front façade.       <image:caption>Beit Midrash Los Angeles, CA architecture350 in conjunction with Totum Consulting was asked to design this new 6,700 square foot building as a complementary worship and learning space on the existing Temple campus. The Beit Midrash design was based on a similar scale building the congregants previously visited in Tel Aviv and this provided the jumping off point for this unique design. The Main Hall is a wood lined space of 2,500 square feet topped by a soaring cap of angled translucent glazing. Support spaces are arranged in a band around the Main Hall and include two divisible lecture rooms, Pantry, Restrooms and two glazed Lobbies. Site planning focused around a pedestrian promenade terminating in a plaza fronting the new building and providing an outdoor gathering space suitable for events. The axial relationship to the rest of the campus gives an integrated feel and provides connection to the main synagogue as well as the newly renovated classroom buildings accessible off the main promenade. 6,700 SF 2014-2016</image:caption>

      <image:caption>Long Beach, CA “The best part of Camp Shiwaka is that we have fun, we learn, and we get to be with all the other groups.” Camp Shiwaka is an inclusive day and overnight camp catering to children of families from all socioeconomic backgrounds. Camp Shiwaka is run by Campfire, one of the nation's leading youth development organizations and sits on a 6.8 acre parcel in Long Beach, California. architecture350 in conjunction with Totum Consulting was asked to design a new complex of lodge buildings including a main lodge and two small ancillary lodge buildings totaling approximately 7,000 square feet. The lodges are set 18 inches below grade and are completely earth sheltered thus blending into the surrounding camp setting of trees, trails and open activity areas. The main gathering space, the Big Hall provides a rustic modern assembly area nestled into the landscape and topped with a 10' by 20' skylight providing abundant daylight and a strong earth/sky connection. This main space is flanked by support spaces including a Craft Room, Kitchen, Bathrooms, Storage areas and exterior canopied patios to the south all connected by wide vaulted and skylit circulation spaces. The adjacent Round Lodge and Fireplace Lodges provide smaller and more intimate gathering spaces and accommodate overnight campers. 6,900 SF 2014-Present</image:caption>

The unique space is in an historic 2-story building that spans and entire city block between Broadway and Mercer Street. The design solution looked to exploit this attribute by creating a strong visual connection through the space. A floating glass screen creates spaces for shared offices along the north side of the space and is made up of varying widths of glass panels. The more private offices along the south side are skinned in varying widths of painted drywall, glass and wood.       <image:caption>Los Angeles, CA The Zanuck West renovation consists of a complete interior and exterior renovation of three floors of production office space in the west portion of the fifty year old Zanuck Theater on the 20th Century Fox lot in Los Angeles, CA. This 14,000 square foot project included the addition of an elevator, designing two floors of office space, and a basement level containing four editing bays and a 2,000 square foot, state of the art digital Color Timing Suite with a twenty two foot screen, projection room, and machine room. Exterior renovations included the addition of thirty four windows in the existing concrete structure, a new entry and entry canopy, new exterior stairs and ramps, and five new skylights in the existing bow-string truss roof. The seemingly random pattern of windows was carefully composed to work within existing structural constraints thus eliminating the need for costly opening reinforcement while still providing every perimeter office with access to daylight. The projecting steel window frames further define the new renovation and help differentiate it from the existing theater to the east. 14,000 SF, Renovation 2007-2008</image:caption>

      <image:title>about - Why 350?</image:title>
      <image:caption>Why architecture350? 350 is the most significant number in the goal of a sustainable future. 350 refers to the parts per million of carbon dioxide that a global consensus of scientists has deemed sustainable for human life to carry on as we know it. At the dawn of the industrial revolution, the atmosphere contained 275 ppm of CO2. In 2024, that number has risen to 424 ppm. Buildings are one of the largest consumers of energy and raw materials. Buildings produced 39% of the total atmospheric CO2 in North America. This equals 10% of all global CO2 emissions and is more than the total emissions of any country except China. CO2 production in the U.S. rose 30% between 1990 and 2003. This increase was predominantly due to more and larger homes and more household appliances. High performance building design offers a significant tool in the global fight to reduce greenhouse gas emissions. Through passive heating and cooling strategies, better thermal performance (insulation practices, building envelope design, etc.), daylighting and high efficiency artificial lighting and lighting controls, alternative energy sources (solar, wind, geothermal), and more efficient mechanical systems (water heaters, heaters, air conditioners) and better appliances, energy use could be reduced by up to 70% in a typical building. By 2030, approximately 50% of all buildings in North America will have been built after 2000. Thus, in the next 20 years, we will be responsible for building or rebuilding a significant volume of our built environment. How we choose to build these buildings will be our lasting legacy, for better or for worse.</image:caption>

The Beit Midrash design was based on a similar scale building the congregants previously visited in Tel Aviv and this provided the jumping off point for this unique design. The Main Hall is a wood lined space of 2,500 square feet topped by a soaring cap of angled translucent glazing. Support spaces are arranged in a band around the Main Hall and include two divisible lecture rooms, Pantry, Restrooms and two glazed Lobbies. Site planning focused around a pedestrian promenade terminating in a plaza fronting the new building and providing an outdoor gathering space suitable for events. The axial relationship to the rest of the campus gives an integrated feel and provides connection to the main synagogue as well as the newly renovated classroom buildings accessible off the main promenade. 6,700 SF 2014-2016</image:caption>

Camp Shiwaka is run by Campfire, one of the nation's leading youth development organizations and sits on a 6.8 acre parcel in Long Beach, California. architecture350 in conjunction with Totum Consulting was asked to design a new complex of lodge buildings including a main lodge and two small ancillary lodge buildings totaling approximately 7,000 square feet. The lodges are set 18 inches below grade and are completely earth sheltered thus blending into the surrounding camp setting of trees, trails and open activity areas. The main gathering space, the Big Hall provides a rustic modern assembly area nestled into the landscape and topped with a 10' by 20' skylight providing abundant daylight and a strong earth/sky connection. This main space is flanked by support spaces including a Craft Room, Kitchen, Bathrooms, Storage areas and exterior canopied patios to the south all connected by wide vaulted and skylit circulation spaces. The five story mass is broken down into three distinct yet related buildings situated around a generous central courtyard with well integrated outdoor spaces. The project includes seven penthouse units with private roof decks and stunning city and mountain views as well as nineteen mixed income units. The courtyard arrangement of the building provides a sense of community within the project and allows all units to experience natural light on at least two sides. Each unit incorporates large expanses of glass in the main living spaces providing light filled interiors and an innovative modern sensibility throughout.       <image:caption>The Fairfax Apartments is a 53 unit, $22M sustainably designed, modern apartment building in West Hollywood, California designed in conjunction with R&amp;A Design. These sophisticated units along a major north/south thoroughfare raise the bar for rental housing in this progressive city. The five story mass is broken down into three distinct yet related buildings situated around a generous central courtyard with well integrated outdoor spaces. The project includes seven penthouse units with private roof decks and stunning city and mountain views as well as nineteen mixed income units. The courtyard arrangement of the building provides a sense of community within the project and allows all units to experience natural light on at least two sides. Each unit incorporates large expanses of glass in the main living spaces providing light filled interiors and an innovative modern sensibility throughout. Every unit overlooks the shared courtyard with drought tolerant landscaping, community dining facilities, water features and raised planter areas with integral seating. Additionally, the rooftop community terrace includes a pool and sun terrace, extensive covered outdoor terraces, a community room with full kitchen facilities and a state of the art gymnasium. 88,100 SF 2015-Present</image:caption>

This home for a growing family with two teens was designed for both privacy (individual and community) and collective gathering. The open plan loft style ground level includes floor to ceiling roll up glass garage doors with acid etched concrete floors bordered by a sculptural staircase and spaces defined by the owner’s eclectic furnishings and artwork.  The building mass was pushed to the North portion of the narrow site maximizing the yard space to the South and creating an integrated indoor/outdoor living space protected by the long connecting balcony of the bedrooms. The exterior massing is a volumetric composition of plaster forms with vaulted ceilings and a linear balcony and canopy with dark wood slat siding used to unify the elements into a coherent whole. 2,800 SF 2019-2021</image:caption>
